Superintendent
Job Description:
Core Competencies / Skill Sets:
This position oversees all stages of construction, coordinating subcontractors, scheduling jobs, and supervising all aspects of the construction process. The superintendent reports to the project manager and open communication is a must. This is a great opportunity to join a dynamic, growing company.
- Establish good working relationships with a variety of people, including upper management, designers, sales, trades, vendors and customers.
- Budget time, multi-task and prioritize in order to meet established goals and deadlines.
- Possess great organizational, leadership and communication skills.
- Have strong time management skills.
- Possess the ability to supervise effectively at all levels and with a variety of personalities.
- Work effectively with technology to handle job costing and communication with vendors and trades, as well as coworkers.
- Be flexible and work effectively in a fast-paced environment.
- Be decisive and work well under pressure when faced with unexpected situations, or delays.
- Analyze and resolve problems.
HIGH LEVEL KEY RESPONSIBILITIES:
- Planning, scheduling, implementation and coordination of quality-built projects from development through final completion on a timely basis and within budget, while maintaining a low-cost variance.
- Building rapport with clients and subcontractors and maintaining customer satisfaction throughout the building process.
- Managing and inspecting the quality of work that is performed by subcontractors, working closely with the project management team, as well as all other team members.
- Maintain a professional, clean and organized job site.
- Involvement in selection, coordination, oversight and management of people, materials, budgets, schedules and contracts.
- Oversee productivity and compliance with building/safety codes.
- Understand contracts, plans, specifications, construction methods and regulations.
- Prepare daily, monthly and quarterly reports.
- Written and verbal communication skills.
- Computer applications including Microsoft Office, Microsoft Project and Outlook.
REQUIREMENTS:
- Experience in ground-up construction
- Minimum Ten (10) years construction experience with five (5) years as Superintendent
